SELLERS INSIGHT 'We've always wanted to live on Great Pulteney Street. Not just for its architectural grandeur, but also for its ideal location. Our flat is a 5-minute walk to the heart of the city, to the Roman Baths and Bath Abbey; it's situated between two beautiful parks: Henrietta and Sydney Gardens; it's a stone's throw from one of the city's main supermarkets; and is within easy walking distance to both the train and bus station.

With six tall windows looking out on to Great Pulteney Street, our flat has a wonderful quality of light. On sunny days, golden rays bathe each room; on overcast days, there is a gentle luminosity. The flat faces east, so light pours in as the sun rises. We love starting our day by the kitchen window, enjoying our morning coffee at the breakfast counter, while taking in the view. Our building is an archetypical example of Georgian architecture, and its grand proportions allow for an easy elegance, which we embraced in the design of our home.

Our two favourite rooms are the living & dining room and the master bedroom. For the former, we designed and installed a built-in, floor-to-ceiling shelving unit, which currently houses our book collection and select sculptural and ceramic works. To add an extra layer of warmth and depth, we chose a plaster paint in a sandy hue (from Jotun's Lady Minerals range), to complement the colour of Bath stone. The texture of this paint has a fresco-like characteristic, and feels alive as its appearance subtly shifts with the change in seasons. For the master bedroom, we wanted a calm, grounding energy. The symmetry of the room, with its neutral colour palette in paint and flooring, forms an ideal space in which to unwind and rest.

The kitchen and bathroom received special attention during renovations, as these are key functional areas of any property. We worked with deVOL Kitchens, who designed and fabricated a bespoke galley kitchen. The cabinetry is painted in their in-house colour, 'Mushroom', and features aged brass accents. The quartz countertop is from Caesarstone; all built-in appliances (oven, hob, dishwasher, washer/dryer) are from Smeg; and the freestanding fridge/freezer is from Bosch. For the bathroom, we re-configured the existing layout to create a clean, modern space that includes: A large shower (with a waterfall shower head & a hand-held shower head), heated towel rail, floating sink with a mirrored cabinet, and a wall mounted toilet. Each component was selected to create a sense of space and ease of function.

The second bedroom is currently being used as a study. We designed and installed a built-in desk by the window. It's a lovely spot from which to work. We've placed a daybed in the room, which allows us to host friends when they're visiting from out of town.

From a practical standpoint, one of the best parts of our flat is its storage capacity. The entrance hallway is lined all along one side with closets and cupboards; the living room has two large built-in cupboards; and the two bedrooms have ample room for a freestanding wardrobe and/or dressers. There is also a separate cupboard that comes with the property, which is located on the staircase landing.

Last but not least, our flat comes with an allocated parking space in a gated parking lot behind the property. This is the holy grail of Bath, where parking is a challenge at the best of times. Connaught Mansions, which our flat is a part of, is run exceptionally well, with a building manager who is on site everyday. Features like the lift and on-site recycling & rubbish sorting facility make day-to-day living easy and comfortable. The building's entrance lobby will soon undergo refurbishment, due to be completed by July 2020. This lobby redesign will vastly improve the overall experience and ambiance of Connaught Mansions'.
